Owner financing is available for our homes, condos, town homes, and other residential properties. We do NOT require a credit check and we do NOT charge an application fee.
All You Need is a Job
To qualify to buy one of our residential properties, you must provide us with evidence of 12 consecutive months of rental payments and have a job that pays you 4 times more than the monthly payment for the property that you have selected to purchase.
We do require that you make a down payment on the purchase to qualify for our owner financing program.
Bankruptcy
Applications that include a current bankruptcy may not qualify for our owner financing program. A prior bankruptcy filing may require a larger down payment to qualify for our owner financing program.

We do NOT require a credit check; however, we will verify the applicant(s) information:
- last year of employment
- last 2 months of payroll (check stubs)
- last year of rental history (lease agreement, canceled checks, and receipts)
- Utility bills (gas, light, or water)
We qualify applicants based on their monthly income. The largest monthly payment must be less than 1/4 of their monthly income.
The total monthly payment includes:
- principal
- interest
- escrow amounts for taxes, insurance and HOA fees

There is no closing cost; however, we are required to collect the following charges at closing to record the property in the name of the buyer(s):
- two months property tax escrow
- twelve months (1 year) prepaid property insurance policy
- two months insurance escrow
- HOA dues for two months (if applicable)
- $99 to record the deed in the buyer(s) name
- prorated interest
If the closing takes place on the 1st day of the month there is no prorate requirement.

Most residential loans are approved in one day with possession after closing in as little as 10 days! There is no credit check or application fee. To qualify, buyers must provide evidence of one year rental and job history with a monthly gross income that is four times greater than the amount of the monthly payment. Most monthly payments include escrow amounts for property taxes and HOA fees if applicable. Prior to closing, the monthly payment presented to buyers is an estimated monthly payment. The actual monthly amount is determined and disclosed to the buyer at the property closing. The buyer is responsible to pay the first year insurance premium prior to the property closing and provide proof of payment on or before the closing. The insurance premium for the subsequent years is   collected in the monthly payment and held in reserve by your lender.
